The fluid design for the 350,000-sq.-ft. office building is inspired by Royal Caribbean Group’s cruise ships.
Construction has topped out on a new office building expanding the campus for Royal Caribbean Group in Miami. The project, designed by HOK, is rising at the southwest corner of the Port of Miami, bringing employees together into a cohesive, branded campus with expanded green space and new amenities. Proximity to the cruise terminals and ships in Biscayne Bay will foster connectivity and a strong sense of identity. The new iconic building and campus were designed to reflect Royal Caribbean Group’s commitment to Miami and the broader South Florida community, which has been home to the Group since 1969. The newest addition to Royal Caribbean Group’s campus at Port of Miami is scheduled to be completed in late 2026.
Hospitality-Driven Workplace
The interior environment is inspired by the hospitality-oriented and experience-driven culture across Royal Caribbean Group and its brands – Royal Caribbean, Celebrity Cruises and Silversea. An open plan for most of the workplace floors will facilitate collaboration, with a variety of meeting spaces enhanced by new technology. The building’s curvilinear shape and stepped terraces allow natural light to reach deep into the floor plates and creates outdoor spaces for colleagues. Interior stairs connecting each floor follow the building curves, further promoting wellness and collaboration. Staff lounge areas with expansive views and terraces connect to the outdoors and serve as places to refresh or as alternate workspaces.

Other amenities include an auditorium, collaboration areas, marketplace and a casual dining café with outdoor seating and a gelato bar. An executive suite and event space are located on the top floors, wrapping around the lush sky garden and offering views out to Biscayne Bay and downtown.
Sustainable and Sleek
Informed by the modern design and adventurous nature of Royal Caribbean Group’s ships, the building flows up from the water’s edge. The undulating facade and terraces culminate in a three-level garden atrium. This volumetric outdoor space brings the healing power of nature right into the heart of the building, reinforcing Royal Caribbean Group’s commitment to wellness.

Tracing the sinuous form, the edge of each floor extends to create horizontal shading devices varying in depth from 3 to 12 feet and reduce solar loads and the size of mechanical systems. Accessible terraces are in zones facing downtown, within the sky garden, and at the southeast corner. The edges will be illuminated by LED lighting, emphasizing the curvilinear form and creating a dramatic beacon on the water.
Acres of existing asphalt parking will be converted to green spaces to create a walkable, healthy and green campus. Connected by a verdant courtyard with native plantings and pedestrian paths, the adjacent parking facility will echo the edges and curves of the main office building. Fitness facilities include walking paths, weights, cardio equipment, spin and group fitness rooms, and massage treatment rooms.
