As the single largest redevelopment in downtown Redwood City, this proposed mixed-use district would provide much needed connections linking a new Caltrain Station to existing businesses and neighborhoods and create new opportunities for economic growth and housing.
Located in the heart of the city—between the El Camino Real corridor and regional and high-speed rail lines—the district features six mid-to-high-rise blocks woven together by a permeable framework of pedestrian-friendly streets, active edges and two acres of public plazas and open space.
Four mixed-use office blocks function as the development’s economic engine and feature a million square feet of office and R&D space seated atop ground floor retail. Building entries and circulation cores are raised to the podium to create sky lobbies, maximizing square footage for storefronts and community space.
Two mixed-income residential blocks would add hundreds of units of much-needed housing stock. Parking is accommodated by a multi-level underground garage to support walkability and preserve the ground plane and streetscape for a dynamically textured pedestrian environment.
HOK led the district’s master planning, including the process to integrate various municipal and transit agency plans into a single entitlements package, and provided architecture and sustainable design services.
