Northolt Grange Residential Mixed-Use Development

HOK’s design for this 92-home development establishes a new model for high-quality, sustainable and affordable housing in West London.  

The Ealing Council planning committee unanimously approved the Northolt Grange development, which will provide a mix of 100% affordable apartments and family houses on a one-acre site.  

In line with the Healthy Streets for London initiative, which places human health and experience at the heart of city planning, the design sets the homes back from the street. This approach allows for greener, more attractive streets that encourage walking and cycling. 

The green streets connect to a new public park and wrap around the site’s perimeter, creating a new entry to the adjoining primary school. Students and staff can enjoy the outdoor space.  

Adjacent to the school is a proposed small street with a series of four-bedroom family homes arranged along a “play” street for older children. The design positions the buildings so occupants can enjoy scenic views and privacy. 

A 30-car parking garage is hidden beneath an elevated 7,500-sq.-ft. children’s play deck that will link the housing units.   

HOK’s design creates a series of standardized, stackable building modules. This modular approach will accelerate construction while reducing construction waste and improving quality.
