This new life sciences campus for BioMed Realty supports the collaboration and innovation that fuel the efforts of its tenant, Illumina, to transform human health. Illumina leases the Silicon Valley campus, which includes two office and lab buildings, an amenities building and a parking garage—enough space for 1,200 people—from BioMed Realty Trust.

Designed to accommodate a single or multiple tenants, the college-like campus rests on a pastoral site alongside a natural lagoon and the San Mateo-Hayward Bridge, at the edge of the San Francisco Bay. With an integrated “machines in a park” architectural and landscape design, the high-performance building facades are oriented and shaped to respond to their solar orientation. A cascading frit pattern atop the glazing mitigates glare and heat gain.

An expansive, open floor plan emerged from the creation of a flexible lab planning module that promotes collaboration and discovery among researchers while giving Illumina the ability to adapt to its ever-changing business needs. Floor-to-ceiling windows provide ample daylighting and views out to the landscaped campus quad, ensuring people in lab and office spaces are never more than 35 feet from a window.

The campus gives people ample opportunities to experience nature. Wrapped around an outdoor amphitheater and central green within a larger park, the buildings are linked by a network of landscaped walkways and communal seating areas. Walking trails and outdoor bocce ball courts encourage healthy activity.

The standalone amenities building includes a café called “The Hub,” a conference center, a fitness center and a game room with gaming consoles and stadium-style seating.

Our plan for phase 2 includes the addition of a new office and lab building, two parking structures, waterside boathouses for kayaks and canoes, and basketball courts.
