HOK’s London Studio Planning Affordable Neighborhood in West London

Unanimously approved at committee, Northolt Grange will provide a mix of apartments and family houses on a one-acre site.

HOK’s London studio has secured detailed planning approval from the Ealing Council for a 100% affordable neighborhood of 92 new homes in Northolt.   

Located in a green and permeable neighborhood that pedestrians can access from all sides, the homes will be set back from the street to create green and active spaces in line with Greater London Authority’s Healthy Streets initiative. The landscape-led design will see the green streets connect to a new public park and create a new entrance to a nearby primary school, allowing pupils and staff to enjoy the outdoor space. 

The neighborhood will include parking for 30 cars, hidden from view beneath a 700-square-meter children’s play deck connecting the housing units.  

“This neighborhood provides a new model for the delivery of high-quality, affordable and sustainable housing in London. Working with Ealing Council, and within the local context, we have designed a new community set around green and attractive streets, delivering a mix of housing typologies for people at all life stages,” said David Weatherhead, design principal for HOK’s London studio. 

HOK’s design includes a modular approach to construction—with the homes comprised of a series of standardized stackable modules—that will accelerate delivery, reduce construction waste and improve build quality.
