A thoughtful process that balances beauty and function. Looking beyond the current client to positively impact future occupants and the community. Benefitting both human and nonhuman inhabitants over time. Responsible use of this precious natural resource. Adding value to the owners, users, community and planet. Reducing energy use while enhancing performance, comfort and enjoyment. Supporting holistic health for occupants and the community. Using materials that minimize environmental impact while improving performance. Allowing for adaptability, resilience and reuse over time. Using lessons learned to advance the profession and produce better buildings.

The Jacksonville Jaguars’ proposed NFL Stadium of the Future demonstrates that stadium design can be both sustainable and fan-centric. It aims to spark economic revitalization and cultivate memorable experiences.

A More Sustainable Future

The $1.4 billion renovation will reimagine EverBank Stadium into a hub for sports, entertainment and community connection, targeting completion in 2028. Early on, Jaguars’ leadership made their priorities clear: a sustainable approach to creating a year-round, catalytic destination.

This meant finding bold solutions addressing Jacksonville’s climate while preserving resources through renovation. By maintaining the stadium’s core, the project significantly reduces embodied carbon while incorporating innovative technologies, amenities and green space.

HOK's team combined fan and staff insights with a thorough assessment of the aging stadium. This approach balances local fan preferences, infrastructure requirements, and the team's long-term vision for the stadium and district.

Drawing inspiration from Jacksonville’s lush landscapes and network of biking and walking trails, parklands, greenways, beaches and marshes, the striking design captures the essence of Florida.

Fans will enter through a subtropical Floridian park that leads to the main concourse. The concourse is elevated 30 feet above the ground, offering expansive city and river views.

“Our objective has always been the same: lock in a promising future for the Jaguars and help our downtown become an economic engine to lift all of Jacksonville, particularly areas that have been underserved.”

— Shad Khan, Owner, Jacksonville Jaguars

The 360-degree concourse, four times wider than before, will feature interactive social bars and a variety of unique experiences alongside diverse culinary choices authentic to Jacksonville.

Immersive technology and sophisticated lighting strategies will enable the building to transition between diverse events seamlessly, captivating the guests.

Fans will discover something unique on each visit to the venue, which features a wide range of premium offerings and communal spaces.

The most sustainable venue is the one you already have—and the Jaguars and city of Jacksonville have taken that to heart.

The newly landscaped stadium grounds minimize the heat island effect. Native plantings reduce stormwater runoff and improve water quality by replicating the site’s natural hydrology and water balance. Additionally, the stadium grounds will double as a public park and event space for intimate concerts and community gatherings, contributing to Jacksonville’s health and well-being.

To address Jacksonville’s warm temperatures during summer and fall, the building’s form rises at both the north and south ends to maximize airflow. A large shade canopy provides needed shelter while lush, landscaped green space aids in passive cooling. These features reduce heat retention by more than 70%—or 10-15 degrees—transforming the experience for Jaguars fans. A fritted roof membrane introduces dispersed ambient light throughout the stadium interior.

ViewScape, a first-of-its-kind mirrored facade material, reflects Jacksonville’s waterfront, vegetation and unique spirit. More energy-efficient and durable than ETFE, ViewScape offers longer span capabilities. It’s recyclable and will reduce utility costs, helping to minimize the stadium’s carbon footprint.
Versatile Design

The team designed the stadium with amenities that will make it a coveted destination for international events, accommodating diverse experiences by design. The seating bowl’s base capacity of 63,000 can expand to 71,500 for college football games and even larger crowds for concerts.

This flexibility ensures the continuation of annual traditions like the Florida-Georgia college football game and TaxSlayer Gator Bowl while positioning the stadium as a candidate to host marquee events, including future Super Bowls, NCAA Final Fours, College Football Playoffs and more.

The design prioritizes integration, reorienting the stadium toward the St. Johns River waterfront while bridging the gap with the OutEast neighborhood. The project will inspire related development and strengthen urban connections. As a powerful economic catalyst, it will create thousands of construction jobs and offer new career opportunities.

Since announcing the project, the team has engaged in a series of community huddles to gather additional input from fans.

An innovative construction schedule will allow the Jaguars to continue playing in the stadium through part of the 2026 season, only relocating the team for the 2027 season.

The stadium will serve as a beacon of inspiration for the city’s future and establish a responsible and ultra-green new standard for large-scale stadium renovations.

The true impact will be seen in years to come through increased tourism, a thriving year-round stadium district and a stronger Jacksonville for all.
