Umm Ramool is a residential and commercial area in eastern Dubai bordered to the north by the Dubai International Airport.
HOK developed a concept master plan for developing the site, which was zoned as light industrial but is a valuable property in a desirable location, into a high-density mixed-use community. This significant regeneration project makes use of existing infrastructure rather than building new.
The concept master plan creates a mixed-use community tied into the city’s existing urban fabric and well-served by the public transit system. The plan phases out many industrial uses while working with current street patterns and land ownership. A park acts as a buffer between the industrial facilities and a new residential area.
The plan, which can easily adapt to long-term market conditions, provides flexibility through the use of precincts and sub-precincts. These self-sufficient development clusters optimize land use while each having their own identities and community characteristics.
