Sugar Refinery Converted to Mixed-Use Development

Imperial Market is a mixed-use lifestyle center being developed in Sugar Land, southwest of Houston.

The site is the original home of the Imperial Sugar Company Refinery founded in 1843. HOK’s master plan for the redevelopment preserves the site’s historic significance while creating a unique living, working and shopping experience.

A large retail component, restaurants, a residential complex, a hotel, Class A office space and two museums make up the development program.

The refinery’s iconic Char House building will remain a focal point of the district’s skyline, becoming a boutique hotel with 125 rooms and a rooftop terrace. Surrounding new development will follow the architectural language set forth by the building’s restoration.

Located at the district’s heart, a three-bay warehouse will accommodate retail uses and anchor the central open space. A new children’s museum and heritage museum will be housed in a retrofitted container warehouse.

The master plan establishes a clear pedestrian and vehicular network focused on the district’s core, where the historic structures frame a central square. The streetscape features generous sidewalks with trees, signage and lighting that provide comfortable pedestrian experiences.

An active open space system enlivens the street life and builds on the character of the existing historic structures and Oyster Creek frontage. A shaded passageway between the existing warehouses connects the public plaza to a nine-screen theater and dining complex.

Outdoor dining areas and interactive elements bridge outdoor and indoor activities. A splash fountain activates the plaza adjacent to the children’s museum. The linear greenway engages the edge of Oyster Creek with natural landscaping and multiuse trails along the waterfront.
