700 Market Renovation

As one of the “youngest” buildings on the National Register of Historic Places, this postmodern landmark structure, renamed 700 Market, was originally designed by architect Philip Johnson.

The challenge for the team, which included developer The Koman Group and HOK, was to preserve the building’s character while redeveloping the site and iconic building to suit the needs of its new occupants—employees of St. Louis utility company Spire.

To resolve the grade issue and honor Johnson’s original vision, the design creates a grand flight of stairs leading to an immaculately detailed formal entry plaza. Tucked into the grade, just to the east of the building, a new outdoor courtyard provides areas for relaxation and meetings.

An 18,000-sq.-ft. rooftop courtyard on the fifth floor offers sweeping views of the St. Louis skyline. The green roof includes vegetated planters, trees, shrubs and a sodded lawn area. Highlighted by a dynamic lighting system, the terrace also features a fitness path and paved event space.
