Located at the heart of the vibrant NoMa neighborhood in Northeast DC, this mixed-use development is anchored by three high-performance Class A office buildings.

The 12-story structures activate a transit-oriented, pedestrian-friendly community that offers convenient access to numerous amenities and the adjacent Metro rapid transit station.

Designed to maximize natural light and to efficiently use resources, each building includes a green roof that covers more than 50 percent of its footprint and diverts 25 percent of stormwater from the municipal system.

The design reduces potable water demand through low-flow plumbing fixtures and a graywater reclamation system that uses condensate from the building’s cooling towers to reduce water use in restrooms by 50 percent.  

Energy-efficient lighting with daylight monitors and motion detectors minimize electricity use. Carbon dioxide detectors control HVAC settings to reduce energy consumption.

Sustainable transportation alternatives are encouraged through on-site bicycle storage, changing rooms and preferred parking for alternative fuel and fuel-efficient vehicles.

The building facades feature high-performance glazing in aluminum-framed windows and curtain walls. Building materials include concrete with recycled fly ash, recycled steel and regional materials.

Constitution Square is the first commercial mixed-use project in Washington DC to earn the LEED for Neighborhood Development certification through a U.S. Green Building Council pilot program.
